Most Goose Creek homes hit their first major re-roof somewhere between year 18 and year 25. The combination of Lowcountry sun, salt air drifting in from the Cooper River, summer humidity, and the occasional hurricane shaves years off a roof that might last longer in a drier climate. If your home in Crowfield Plantation, Pine Plantation, or Brickhope is in that age range, a free inspection is the right next step.
We do complete roof replacements end to end — same crew from estimate to final cleanup. No subcontracting your roof out to a traveling team you'll never see again. If the damage is isolated to one slope or a few shingles, a targeted roof repairmay extend the roof another 5+ years — we'll tell you straight at the inspection.
What a Goose Creek re-roof actually includes
When we say “full replacement,” here's what goes on the truck and onto your roof:
- Tear-off to the deck — every old layer removed, hauled away in our dumpster. No nailing new shingles over old.
- Deck inspection — we walk every square foot of the OSB or plywood and replace any soft or rotted sheets before underlayment goes down.
- Synthetic underlayment across the entire field, plus self-adhered ice-and-water shield in valleys and around penetrations.
- New drip edge, new pipe boots, new step flashing where the roof meets walls and chimneys.
- Architectural shingles — GAF Timberline HDZ or Owens Corning Duration are our defaults. Both carry wind ratings appropriate for Berkeley County and meet most HOA color and texture guidelines.
- Ridge ventand balanced soffit intake so your attic isn't a 140°F oven in August.
- Manufacturer warranty registration filed for you, plus our own workmanship warranty in writing.
Crowfield Plantation, HOA color rules, and you
Crowfield Plantation, Brickhope, and a handful of other Goose Creek subdivisions have HOA architectural review covenants that limit shingle color and sometimes brand. We've worked through these before — typically by submitting the exact GAF or Owens Corning color sample (Charcoal, Pewter Gray, Weathered Wood, and Barkwood are usually the safe options) to the HOA before tear-off.
If your subdivision has design guidelines on file, we'll pull them, match the spec, and document compliance in writing so the architectural review doesn't fine you after install. It's one of those small things that out-of-town crews forget — and the homeowner pays for.
What it costs, roughly
Pricing depends on square footage, pitch, decking condition, and shingle line — but a typical 1,800-2,400 sq ft Goose Creek ranch or two-story falls in a relatively narrow band, and we'll give you a written, itemized estimate after the inspection. No verbal range, no “starts at” pricing on the back of a business card.
Payment terms are simple: a deposit at signing, and the balance when we finish — not before. Active duty, retired military, and DoD civilians get an automatic 10% off the total job.
Timing — when to call us
Spring and fall are our busiest seasons (homeowners want the roof done before hurricane season or before holiday guests). If your replacement isn't urgent, calling in late winter or early summer often means a faster start date.
If you've had a recent leak, see daylight from the attic, or are getting insurance pressure to replace before they cancel the policy — call now. Those situations don't wait.
