When you should schedule one
- After any named storm— even if you don't see obvious damage from the ground.
- Before buying a home— your general home inspector will glance at the roof, but they're not roofers. A specialist inspection catches what gets missed.
- Before selling a home — so you know what buyers will negotiate against.
- If your insurance carrier is asking — increasingly common in Berkeley County. Carriers sometimes request roof reports as a condition of renewing.
- When you see interior signs — ceiling stains, attic moisture, peeling paint near roof edges.
- Every 3-5 years as preventive maintenance if your roof is past year 10.
What you get
After the inspection, we send a written summary by email that includes:
- Photos of every issue found, with brief annotations explaining what we're looking at.
- An overall roof condition rating — excellent, good, fair, poor, or end-of-life.
- Estimated remaining roof life based on what we see (no crystal ball, but our best educated read).
- Recommended action — repair, partial, full replacement, or monitor.
- Ballpark cost range for the recommended action.
If you want a formal written estimate after, we'll prepare one within two business days. If you want to sit on it for six months, we'll sit on it for six months.
What we don't do
- High-pressure sales.No “sign today for the discount” nonsense.
- Invented damage.If we tell you there's a problem, we'll show you the photo.
- Inflated insurance claims.If the damage doesn't justify a claim, we'll say that.
