FAQ — Honest answers
Things people ask us, with honest answers.
Pricing, timing, materials, warranties, insurance, the military discount, our HOA experience — all the questions that come up at the kitchen-table estimate.
Most free inspections happen within 1-3 business days of your call. Active leaks and storm-tarp emergencies get same-day or next-day service — we'll usually be on-site the same day if you call before noon.
Free, with no obligation. No 'deposit applied to estimate' games, no hourly inspection fee. We come out, get on the roof, photograph it, and send you a written summary by email. If you decide to hire us, great. If not, no hard feelings.
It depends on square footage, pitch, decking condition, and shingle line — but most 1,800-2,400 sq ft Goose Creek single-family homes fall in a relatively predictable range. We give itemized written quotes, not 'starts at' pricing. The estimate explains every line item.
Yes, through partner lenders. Terms vary by credit profile and project size. We don't run the credit ourselves — we hand you a clean application and let the lender quote you directly. No high-pressure 'sign tonight for the rate' nonsense.
10% off the total project for active duty, retired military, reservists, and DoD civilians — including everyone working at Joint Base Charleston. Show your military ID or CAC at the estimate, and we apply it to the written quote on the spot. The discount comes off the total, not just labor.
Yes. We document the damage with photos and a written scope, meet your adjuster on the roof when helpful, and write our line items in carrier language. We don't take a percentage of the claim — your carrier pays us directly when the work is done.
Most single-family Goose Creek re-roofs are 1-2 working days from tear-off to magnetic nail sweep. Larger homes, complex multi-pitch roofs, or unexpected decking replacement can push to three days. We never leave a roof open overnight without proper tarp coverage.
GAF Timberline HDZ and Owens Corning Duration are our defaults — both rated for Lowcountry wind and UV, both widely covered by HOA color guidelines. We also install CertainTeed lines and specific manufacturer specs on request, including matching what's already on the house for partial-slope replacements.
Many Goose Creek subdivisions have architectural review covenants restricting shingle color and brand. We pull your HOA's design guidelines, match the spec, and submit any required approval paperwork before tear-off. It's one more step — but it keeps you out of architectural review trouble after install.
Yes. Berkeley County requires a building permit for full roof replacements, and Goose Creek municipal permits where applicable. We pull the permit, schedule inspections, and close it out. Included in the project — not a separate add-on line item.
Two warranties. The first is the manufacturer's material warranty — typically 25 to 50 years on architectural shingles, longer on metal. The second is our workmanship warranty in writing. If the installation causes a leak in the warranty window, we come back and fix it.
We tear off. Period. South Carolina building code limits the number of shingle layers, and even where two layers is allowed, layering hides decking problems and shortens the life of the new roof. Every quote we write is for a full tear-off.
We watch weather closely and plan tear-offs around the forecast. If rain comes through mid-install, we have synthetic underlayment installed across exposed sections — it's waterproof on its own for weeks. Worst-case, we tarp and resume the next dry day. We don't let water into your house on our watch.
Obsessively. Magnetic nail sweep across the driveway and front yard at the end of every day. Dumpster pulled the day after the last shingle goes on. Most customers tell us their yard looks better after the install than before. If we missed anything, call us — we come back.
Yes — we'll send a few completed-project photos from recent Goose Creek and Berkeley County jobs at the estimate, or before if you ask. Some are on our Google Business Profile and Facebook page as well.
Actually local. Goose Creek address, Berkeley County trucks, SC license, owner who lives within ten miles of every job we do. You can drive past our office and our yard. We're not chasing storms across state lines.
