Metal roofing makes a lot of sense in Goose Creek — and a lot of nonsense too. The sense: a proper standing-seam roof will easily outlast two asphalt re-roofs in our climate, qualifies for an insurance discount with most Lowcountry carriers, and shrugs off the wind uplift that strips shingle tabs in a hurricane.
The nonsense: cheap exposed-fastener barn panels marketed as residential roofing, with bargain galvanized substrate that starts rusting at the screw heads within five years. We don't install that. If you want metal, we want it to last.
Standing seam vs. exposed-fastener — what's the difference?
Standing seam hides the fasteners under raised vertical seams. No screw heads exposed to sun, rain, or thermal expansion. This is the premium residential option and what we install on most Goose Creek homes that want metal.
Exposed-fastener (R-panel, 5V crimp) uses screws driven through the face of the panel with a rubber washer. Cheaper to install, but the washers fail in 10-15 years and have to be re-driven or replaced. Better fit for outbuildings, porches, and detached structures than primary house roofs.

- Galvalume substrate — aluminum/zinc/silicon coating instead of plain galvanized. Significantly better coastal corrosion resistance.
- Kynar 500 / PVDF paint finish— the industry standard for premium architectural metal. Won't chalk, fade, or peel like cheaper polyester paint.
- Synthetic underlayment + ice-and-water shield in valleys and around penetrations.
- Hidden-fastener clips that allow thermal expansion without distorting the panels.
- Custom flashing and trim bent on-site to match roof geometry — eave drip, gable trim, ridge, valley, and chimney boots.
Insurance, energy, and resale
Most Berkeley County homeowner's insurance policies offer a wind-mitigation or impact-resistant roof credit for metal systems — typically 5-15% off the wind portion of your premium. We provide the documentation your insurer needs.
Metal roofs reflect more solar radiation than asphalt shingles. In a summer Lowcountry attic, that translates to noticeable AC savings — usually 10-25% off cooling costs depending on attic ventilation and insulation.
On resale, a relatively new metal roof is one of the few line items buyers will pay extra for. The next owner inherits 30+ years of remaining roof life.
