About North Charleston

Roughly 120,000 residents spread across more than 70 square miles — mixed residential, commercial, and military-adjacent housing. North Charleston is its own city with its own permitting authority.

Roofs in North Charleston

Park Circle and Park Hills hold 1920s-1940s wood-frame cottages, often historically replaced multiple times. Northwoods and Whitehall sit on 1960s-1980s ranch and split-level stock with original or first-replacement shingle. Coosaw Creek and Indigo Fields are 2000s suburban builds now hitting their first replacement cycle.

Climate & conditions

Closer to the marsh and the harbor than Goose Creek — salt air is a real factor on the east side near Park Circle and Daniel Island. We spec aluminum or copper flashing (not galvanized) for any work within five miles of the harbor to dodge rust-through at 8-10 years.

What sets North Charleston apart

Park Circle and Olde Village have neighborhood preservation guidelines that affect material choices. The City of North Charleston issues its own permits separate from Charleston County — we handle both pathways depending on the address.

North Charleston customers ask

Do you work in Park Circle?
Yes — and we like the work. Older roof lines, historically appropriate shingle profiles when needed, and we handle the City of North Charleston permit process for homes inside the preservation zones.
Does the salt air really matter that far inland?
Yes, on the east side. Within about five miles of the Cooper River or Charleston Harbor we use aluminum or copper flashing instead of galvanized steel and spec stainless or copper fasteners around penetrations. Galvanized rusts through at 8-10 years on that side.
Can you do low-slope or flat sections on a North Charleston home?
Yes. A lot of mid-century North Charleston homes have low-slope porch or patio roofs that need TPO, modified bitumen, or peel-and-stick membrane — not shingles. We handle those as part of the main roof project.
Repair or replace? How do you decide?
We follow the 25% rule. If more than a quarter of the roof shows wind, hail, or deferred-maintenance failure, replacement is usually the better economic call. Under that, repair makes sense. We tell you which honestly.
How fast can you respond to a North Charleston storm-damage call?
Active leaks: same-day or next-business-day. Emergency tarp: within 24 hours, weather and daylight permitting. The longer wait is for the adjuster — we'll be on your roof first.

One phone call.

We'll come out, get on the roof, take photos, and tell you what we'd do if it were our own house. No high-pressure sales.
